Our home is located in Sherwood Forest of Ocean Pines MD it offers an inviting open floor plan with Ring Security Alarm System. It also has dimmable lighting, 9-foot ceilings throughout, and a stunning 14-foot vaulted ceiling in the main room. Hardwood floors grace the main living space, while all three bedrooms are carpeted for added comfort. The kitchen, laundry room, bathrooms, and spacious 25-foot Florida room feature durable ceramic tile. The desirable split-bedroom layout provides extra privacy, along with a dedicated laundry room for convenience. Outdoors, enjoy dining on the deck with seating for six, plus additional seating on the lower patio for relaxed gatherings. Follow the path in the backyard thru the woods and to get to the walking trail. Entire home access except for garage and 1 owner closet. 911 for all emergency's, local numbers are on fridge. A very quiet neighborhood on a street off the main road perfect for walking. This house sits back farther than the house's on either side of you so very private, behind the house is a walking trail. You can fit 4 cars in the driveway.

"Find it better than you left it," is our motto at Sunshine at Ocean Pines and respect and care for the house is always expected.

If ANY house rules are violated and or broken, renters must vacate the property immediately. Renter forfeits all rental funds and security deposit and the house rules violation(s) may be met with additional charges.

• No partying
• NO smoking inside the home
• Guests will not use the premises for any unlawful purposes whatsoever
• No noise disturbance is allowed and please be respectful of quiet hours starting at 10 p.m. - 8 a.m. Any noise complaints from any neighbor or anyone associated with the property will result in 100% loss of remaining rental amount and you will be asked to leave the premises and the entirety of security deposit will be acquired by the host
• Guests may NOT film or shoot photos for commercial use on the property and/or stage photoshoots of any kind or record, edit or otherwise produce content of any kind unless granted permission by owner/host unless otherwise authorized prior to booking. Violators of this agreement will forfeit all remaining rental funds and security deposit and leave the premises immediately.
• People other than those listed in the guest party may not be on site without prior written consent and any additional guests on site at any time will be $100 per person per day
• Owners/hosts are not responsible for any injuries, illness or accidents that may occur while on the premises or its facilities.
• The owners/hosts are not responsible for the loss of personal belongings or valuables of the guest
• Any excessive damage to furniture and/or other material objects associated with the property will be subject to security deposit loss at the discretion of the owner/host
• All guests are assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises
• All Airbnb Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that booking a reservation constitutes a binding and enforceable contract between host and guest.
• Release & Waiver of Liability: I AGREE TO ABIDE BY THE RULES & REGULATIONS AT SUNSHINE AT OCEAN PINES & AGREE TO THE TERMS OF THIS RELEASE & WAIVER OF LIABILITY. In consideration of accepting this entry, I, the undersigned, intending to be legally bound, hereby, for myself, my minor children, my heirs, my executors and administrators, waive and fully release any and all rights and claims for injuries and/or damages I may have against Sunshine at Ocean Pines and its partners.
